Our purpose for Sonoma Note Fund is simple: Every effort is made to keep hardworking borrowers, who may have fallen on unfortunate times, stay in their homes while providing passive income opportunities to our investors, joint venture partners or our own portfolios.
Our approach: We specialize in buying and selling distressed mortgages directly from hedge funds and banks at heavily discounted prices, hoping to help the homeowner either by getting their mortgages re-performing, modifying the terms on their existing mortgage to be more affordable, or offering the homeowner the ability to avoid foreclosure. The borrowers win, the banks win because they unload their unprofitable and toxic assets, and our investors win because the return on their investment can be substantial, especially when using a Self Directed IRA or 401k.

Daphne has worked as a broker and an investor in real estate since 1990. She has owned over 100 units of commercial and multi-family property and brokered many units, as well. In addition to her real estate brokerage activities, she started working in the defaulted loan space in 2009 and has overseen many work-outs, short sales and foreclosures.
Always a top producer at Keller Williams, she decided it was time to create the Sonoma Note Fund and take investing in non-performing and performing notes and mortgages to a new level. The biggest catalyst to get this company started was an unpleasant experience she had looking at her IRA statement a few years ago. The returns were not what she knew they could be if she took things into her own hands. So, she opened a self-directed IRA and made more in 6 months then she had in the previous 3 years. Then, she thought it would be good to open these opportunities to others. And, the Sonoma Note Fund came into being.
Daphne is licensed as a real estate broker and loan originator in the state of California. And, is honored to partner with Elise Groves. Elise is an outstanding mortgage analyst, long-time loan originator and truly generous and caring human being.
A recovering work-aholic, Daphne now takes more time to travel and enjoy the art, cuisine and wines from around the world. She has had a meditation practice for over 25 years and attributes much of her success to letting go of what is not important so more abundance, light and love comes into her realm.
Founding Sonoma Note Fund with Daphne was a natural fit after 22+ successful years in the mortgage industry giving Elise a unique edge when it comes to understanding the nuts and bolts of the note business.
Partnering with her son, Glenn in GTG Financial, Inc. and closing over 2200 loans to date is a testament to her excellent people skills since her business is referral based. Her extensive knowledge of underwriting guidelines that helps overcome the obstacles and decreases the friction that many borrowers experience in trying to navigate today's complex lending world.
She brings the same attention to detail to the performing and non-performing note niche of real estate investments and strives to create a win-win solution for both distressed homeowners and keep them in their homes when possible, while delivering superior passive investment portfolio returns.
Happily married for 40 years and living in the beautiful northern California wine country, Elise enjoys her four grandsons, entertaining friends, family and clients in her beautiful creekside garden, and the undying love and companionship of her dogs. Not taking herself too seriously, she loves all things chocolate, champagne, Star Wars, Star Trek and could eat tacos every day.
